48 apartments proposed for Devon-Lehigh in Edgebrook

Plans for a proposed development featuring 48 apartments at the northwest corner of Devon and Lehigh avenues in Downtown Edgebrook will be presented at a community meeting hosted this month by Alderman James Gardiner (45th).
The meeting will be held at 6:30 p.m. Wednesday, Sept. 24, in the gym (Door 2) at Edgebrook School, 6525 N. Hiawatha Ave.
“As alderman, my goal is to maintain an open and transparent process when considering development proposals. The basis of my decision will be a result of conversations with the Edgebrook Community Association, the Edgebrook-Sauganash Chamber of Commerce and residents who live in the area,” Gardiner said in a letter to residents.
The parcel, whose address is 5500 W. Devon Ave., would be rezoned from B3-1 to the less restrictive B3-3 classification to accommodate the project, which reportedly would include a parking garage and ground-floor commercial uses.
The site is located across from the Edgebrook Metra Station and fronts Lehigh Avenue and Devon Avenue.
Several existing storefronts would be demolished, as the project would run north along Lehigh and include the site of the hookah lounge. The sites of the dental office and the fire station on Lehigh would not be part of the development.
On Devon the development site would run from Lehigh on the east to the first alley to the west. Archie’s Coins, which is located just to the west of the alley, reportedly would not be part of the development site.
A large parking lot which is located along Lehigh and which serves several area businesses would be removed.
The site reportedly is under contract to be purchased by a development team. The asking price for the 26,000-square-foot parcel is $1.9 million.
If the property were to be redeveloped, the site could be eligible for reductions in parking requirements due to its proximity to the train station. In addition, a portion of the apartments would have to be set aside for the city’s affordable housing requirements.
There are some residential properties along North Algonquin Avenue that back up to the development site.
