6-flat proposed for site near Cicero-Montrose intersection in Portage Park on Chicago’s NW Side

by BRIAN NADIG

A six-flat is being proposed for the site of two homes at 4345-47 N. Cicero Ave. in the Portage Park area.

Six on-site parking spaces are planned for the development.

Alderman James Gardiner (45th) will hold a community meeting on the proposal at 6 p.m. Monday, May 4, at Saint John’s Lutheran School, 4939 W. Montrose Ave. (enter Door 1).

The proposal requires the site to be rezoned from B1-1 to B2-2, which allows for ground-floor residential uses in a business district. The proposed zoning is not unusual for the area, as the site of a multi-family building at 4323-25 N. Cicero Ave. is zoned B2-2.

“As Alderman, my goal is to maintain an open and transparent process when considering development proposals. The basis of my decision will be a result of conversations with the Portage Park Chamber of Commerce, the Six Corners Chamber of Commerce and residents who live in the area.

“I appreciate your ongoing engagement and commitment to helping Portage Park reach its full potential. My office looks forward to hearing your thoughts and working together to better shape the future of our community,” Gardiner said in a letter to area residents.

The site is a short walk from the Mayfair Metra Station, 4737 W. Montrose Ave., and the CTA Blue Line Station, 4600 W. Montrose Ave.

The site also is located just to the south of the former Dr. T.S. Wright medical facility, 4757 W. Montrose Ave. About 20 years ago Dr. Wright sought to have a senior complex with living units and medical services built at the southeast corner of the Cicero-Montrose intersection.
