Five storefronts at Six Corners to be demolished

by BRIAN NADIG
Five longtime vacant storefronts at 4047-55 N. Milwaukee Ave. are set to be demolished in the Six Corners commercial district on Chicago’s Northwest Side.
The site, which consists of two separate buildings, was once home to Bernard’s Men’s Wear. In more recent years the buildings’ facades were painted over for murals, including one encouraging the use of masks during the pandemic and another promoting the Windy City Hot Dog Fest.
The planned demolition will add to the number of vacant lots on the block, as two buildings at 4029-37 N. Milwaukee Ave. were demolished in 2021 due to a roof collapse. That site included the once-popular Mr. Steer Steak House, 4033 N. Milwaukee Ave.
Located between both sets of vacant lots will remain the Portage Lofts building, which houses Wildlight Yoga and several nonprofit groups, including the National Veterans Art Museum and Filament Theater.
According to the Six Corners Chamber of Commerce, a developer has plans to eventually construct a building with storefronts and approximately 30 apartments on each side of the Portage Lofts building.
The dash-3 zoning classification for these sites allows for mixed-use development, but project officials reportedly are seeking a city grant to help with the construction, according to the chamber.
The demolition permits were issued on Feb. 20, but the work had not started as of Monday morning, March 9. A construction fence recently was installed around the site.
“For longtime neighbors, this corner has been part of the streetscape for years. But as many of us know, Six Corners continues to evolve, and projects like this are often the first step toward new investment and new life for the corridor,” the chamber said, adding that the new nearby Target and Aldi stores continue to help revitalize the area.
The area also includes the closed Portage Theater, 4050 N. Milwaukee Ave., whose new owner is planning to renovate and reopen. The theater was built in 1920.
