Meeting slated on apartments

by BRIAN NADIG

Alderman Nicholas Sposato (38th) will hold a community meeting this month on a proposed three-story apartment complex with 12 units at 5540 W. Montrose Ave.

The meeting will be held at 6 p.m. Tuesday, Nov. 28, at the Portage Park Senior Center, 4100 N. Long Ave. Under the proposal the property would be rezoned from B3-1 to B2-3, which allows ground-floor residential uses in a business district.

Plans call for the demolition of a one-story commercial building on the parcel, which is located between a gas station to the west and a two-story, mixed-use building to the east.

"It’s an eyesore of an old medical building, and they’re going to have it demolished and build 12 market-rate apartments," Sposato said. The developer initially proposed a four-story building with commercial uses on the first floor, but that would be too tall, he said.

Outdoor parking would be provided, Sposato said. The proposed zoning requires at least one parking space per unit.

The Jefferson Park Neighborhood Association opposes the project because the proposed zoning would be too dense and out of character with the area, said association committee chairman Ron Ernst. The association has a general policy of opposing up-zoning.
