Plan calls for condo building in Edgebrook

The 41st Ward Zoning Advisory Committee is scheduled to discuss a proposal to build a three-unit condominium building on a vacant lot at 5306 W. Devon Ave. in Downtown Edgebrook at its meeting Wednesday, May 9.
The meeting will be held at 6:30 p.m. at the Olympia Park fieldhouse, 6566 N. Avondale Ave. A second item on the agenda is a redevelopment proposal for the site of a single-family home at 6187 N. Northwest Hwy.
The proposal in Edgebrook calls for a three-story building with six tandem parking spaces in the rear. Each of the condominiums would have two bedrooms. The property would be rezoned from B3-1 to B2-2, which permits ground-floor residential use in a business district.
The project’s developer is Ambrosia Homes, which in 2016 proposed a four-story building with seven residential units and one work space/living unit on the ground floor for the site. Three parking spaces and extra storage space for bicycles also were planned.
The developer was going to seek a reduction in the regular one parking space per unit requirement due to the proximity to the Edgerbook Metra station, 6400 N. Kinzua Ave.
However, residents raised objections to the height of the proposed building and expressed concern that there would not be sufficient parking. The plan was revised to three stories, but the developer later withdrew the proposal.
The Northwest Highway plan calls for a four-unit residential building with four parking spaces and for the property to be rezoned from B3-1 to B2-2. That stretch of Northwest Highway along the northeast side of the street is primarily residential, according to Alderman Anthony Napolitano’s chief of staff Chris Vittorio.
The advisory board includes representatives of community groups in the ward, and the board’s votes serve as a recommendation to Napolitano.
This will be the board’s first meeting since last summer.
