Zoning change sought for Winnemac project

A zoning change is being sought to allow the subdivision of a 75-foot-wide residential parcel at 5325-29 W. Winnemac Ave. in Jefferson Park.
Under the proposal an existing four-unit building with a detached two-car garage would remain, while a single-family home would be constructed on an adjoining vacant yard to the west. The entire property measures about 9,400 square feet.
The planned construction requires a 50-foot-wide portion of the property to be rezoned from RS-3 to the less restrictive RT-4. A Type 1 zoning ordinance for the project would restrict use on the newly created zoning lot at 5325-27 W. Winnemac Ave. to the existing four-flat.
The remaining 25-foot-wide-section of the parcel would remain RS-3, and that is where a new house at 5329 W. Winnemac Ave. would be constructed, according to project attorney Gary Wigoda.
Currently all lots on both sides of the block are zoned RS-3, which is intended primarily for two-flats and single-family homes.
The City Council Zoning Committee is tentatively scheduled to hold a hearing on the proposal at its meeting at 10 a.m. Thursday, Aug. 30, in the Council Chamber at City Hall, 121 N. LaSalle St.
Meanwhile, construction permits have not been issued for a planned four-story apartment complex with 48 units at 5342 W. Argyle St. Ten years ago single-family homes were planned for the parcel, but the developer revised the site’s development plans about 5 years ago.
The status of pending permits for the project was last updated in July of 2017 on the city Department of Building’s Web site.
