Developer for Riddell football helmet site to speak at Old Irving meeting; single-family homes still planned

A new developer for the planned residential development on the site of the former Riddell football helmet factory, 3670 N. Milwaukee Ave., will discuss minor revisions to the project at the April 13 meeting of the Old Irving Park Association.
The meeting will be held at 7 p.m. Monday at the Irving Park Baptist Church, 4401 W. Irving Park Road. The association’s agenda also includes a presentation on the appropriate items for blue cart recycling.
Association member Howard Silver said that the Chicago-based Ranquist Development Group is expected to purchase the 4.1-acre site this spring and will build 48 single-family homes instead of the 49 which the City Council approved last year as part of a plan by the project’s previous developer, Dubin Residential. Dubin had been trying to build on the site since the mid 2000s and made several proposals, including a townhouse plan for the property in 2007.
Silver said that a new site plan for the development has only minor differences from Dubin’s plan and that the association’s support for single-family home construction on the site remains unchanged.
Ranquist’s Web site states that the homes will have four bedrooms and three bathrooms, with prices starting at $479,900, and that the first homes are scheduled to be completed in the summer of 2016.
Last year the development was revised to include wider streets so that they meet city standards and come under the jurisdiction of the city. Under previous plans subdivision’s home owners association would have maintained the streets.
The development will be constructed around an industrial property at 3692 N. Milwaukee Ave., but plans call for the new streets to be configured so that the site could be incorporated into the development at a later date. Dubin was unable to acquire the industrial site, which includes a molding company.
