Early plans for Sears site at 6 Corners show 556 units, a cinema, fitness club

Preliminary plans for the redevelopment of the Six Corners Sears site show that it could include a cinema and a fitness club along with 426 residential units in a seven-story complex that would be built along Cicero Avenue next to the former department store.
Conceptual and preliminary plans for the project have been posted on a Web site for a commercial broker, CBRE, seeking retail tenants for the site, which is being developed in partnership by Seritage Growth Properties and Tucker Development.
The plans are available under the “Six Corners Package” link at retailproperties.cbre.us/properties/sixcorners/. Tucker Development is also working on a mixed-use development on the former Purple Hotel site in the Village of Lincolnwood.
It is not known if the plans are the formal proposal that project officials will be submitting to the city for a zoning change, but the plans are part of a marketing package that is being used to market the site to prospective retail tenants. A representative for the project said on Sept. 19 that he would not comment on the plans.
The plans show that most of the former Sears building at 4730 W. Irving Park Road would remain and that a residential building also would be constructed on Kilpatrick Avenue on the east end of the site in addition to the residential complex on Cicero. The marketing packet states that the project would include a total of 556 residential units.
The plans also show several restaurants and an underground garage. In all, there would be about 161,000 square feet of retail and 870 parking spaces, according to the package.
The Sears store closed in July. It was the last Sears store in the city.
Also at Six Corners, a 10-story senior housing complex has been proposed for the former Bank of America site at 4747 W. Irving Park Road.
