Is a new national retailer, possibly a grocer, coming to former CVS at Higgins & Foster in Jefferson Park?

Plans to attract a new commercial tenant to the former CVS Pharmacy site at 6200 W. Higgins Ave. will be discussed at a community meeting which Alderman James Gardiner is hosting next month.
The meeting will be held at 6:30 p.m. Tuesday, Dec. 10, at the Branch Community Church, 6125 W. Foster Ave.
Gardiner said that the goal is to have a tenant that would be “advantageous for the community long term.”
It is not clear what is in the works for the approximately 1.4-acre parcel, but last month the Matanky Realty Group posted online that a Trader Joe’s grocery store would be coming to the space. The link was later removed.
A Matanky representative said this week that plans for site have not been finalized.
Gardiner said that a name or description of any tenant for the site is not yet available but that more information may be announced at the meeting.
Gardiner said in his meeting announcement that his “office has been committed to listening to your feedback and focused on attaining the shared goal of attracting an anchor store that truly benefits the community.”
In April the alderman said that he hopes to attract a grocery store to the site.
“Before moving forward with a zoning amendment, my office wants to hear your thoughts and suggestions,” he added in the meeting announcement.
More than 15 years ago then-alderman Patrick Levar (45th) had the property on Higgins downzoned to RS-2, which is intended for low-density, single-family residential use.
Levar said at the time that due to the downzoning the community would have input into its potential redevelopment if the property were ever sold or leased for a non-pharmacy use.
The store closed in 2022 and reportedly was sold in 2023 to 6200 Higgins LLC for $2.3 million. The building measures about 22,500 square feet, and the parcel, which also borders Foster Avenue, has more than 100 parking spaces.
RS-2 would prevent new commercial users for the parcel from attaining a business license or in some instances a construction permit.
Another nearby CVS, located at 6417 W. Higgins Ave., is about two blocks from the site and remains open. It was once home to the Golden Flame Restaurant.
Also in the area, the former CVS at 4777 N. Milwaukee Ave. is vacant and for lease. Gardiner has said that it is his understanding that CVS is still paying rent for the Milwaukee Avenue location, where the store closed in 2019, and that the lease runs through 2029.
Also, the former Bank of America at 5468 N. Milwaukee Ave. is for lease, but a cigar lounge has expressed interest in the space.
