Mixed-use developments planned in Sauganash area

Zoning applications were recently filed for two mixed-use developments near the intersection of Pulaski Road and Rosemont Avenue in the Sauganash area.
The existing one-story commercial building at 6248-52 N. Pulaski Road would be demolished for the construction of a three-story, 32-foot-tall building with six residential units on the upper floors and 1,822 square feet of commercial space on the ground floor.
The proposal calls for the 6,206-square-foot property to be rezoned from B1-1, which permits up to two dwelling units on the parcel, to the less restrictive B1-2. The development also would include seven parking spaces.
The property’s owner is a general contractor and may house his office in the new building, according Alderman Margaret Laurino’s office.
The zoning ordinance for the project was introduced at the Nov. 14 meeting of the City Council. Laurino held a community meeting on the proposal in September.
Meanwhile, plans are moving forward on a proposal that was presented at a community meeting last year for the redevelopment of the former Eden’s Banquet site at 6309-23 N. Pulaski Road. A zoning ordinance for the development was introduced at the Oct. 31 meeting of the City Council.
Plans call for the construction of three four-story buildings, each with two commercial storefronts and six residential units, and one four-story building with one storefront and three residential units. Each building would be approximately 57 feet tall.
The project requires the 20,475-square-foot property to be rezoned from B1-1, which allows no more than eight residential units on the parcel, to the less restrictive B1-3.
The development also would include 24 parking spaces, and plans are being made for additional parking to be leased at a nearby parking lot, according to Laurino’s office.
Residents have raised parking and traffic concerns about the proposal.
