Niles Zoning Board to consider White Eagle banquets redevelopment at Sept. 8 meeting

A proposed 354-unit mixed-use development for the White Eagle banquets site, 6759-6839 N. Milwaukee Ave., is scheduled to be considered at the Sept. 8 meeting of the Village of Niles Planning and Zoning Board.
The meeting will start at 6 p.m. Monday and will be held in the Council Chambers at the Village Hall, 1000 Civic Center Dr. Requests for public comment can be made.
The proposal includes 330 apartments (studio and 1- and 2-bedroom) and 24, 4-bedroom townhouses, and the development would consists of a series of buildings measuring from three to six stories tall. A restaurant, a pool, a playground and a public plaza also are being considered for the development.
Many residents have voiced objections to the overall scope of the proposal. They argue that the proposal, along with the planned 215 apartments at the Touhy-Harlem interesting and 180 units at 6633 N. Milwaukee Ave., would worsen the area’s traffic congestion. Noah Properties is the developer of both the White Eagle and 6633 N. Milwaukee projects.
Village officials have responded that they are aware of the traffic issues, and the village in September reportedly is planning to discuss turn lane and traffic signal enhancements with the Illinois Department of Transportation.
Milwaukee Avenue is a major feeder street for the village, connecting it to Chicago. “It’s just a parking lot,” trustee Morgan Dubiel has said of southbound Milwaukee during the evening rush hour.
Earlier in the year 398 residential units were planned but later reduced.
The development would include the demolition of the White Eagle and an office complex to the south. The banquet hall remains open for business.
