Redevelopment targeted for Milwaukee-Giddings corner in Jefferson Park on Chicago’s NW Side

A series of three buildings, located at 4745-57 N. Milwaukee Ave., in Jefferson Park could soon be demolished, making way for a mixed-use development that is in its design phases.

The storefronts of those buildings have been largely vacant for years.

However, at one time those buildings housed several thriving businesses, including Neuman Bakery, Teresa II Polish Restaurant, Magnolia Banquets and even a bowing alley, the latter of which was destroyed during a roof collapse almost 50 years ago due to heavy snow. The two-story building at 4747-51 N. Milwaukee Ave. contains an architecturally decorative roofline.

Alfa Chicago Constriction and Development, which has built multiple developments in Chicago, recently acquired the approximately 28,000-square-foot parcel, which is located at the northeast corner of Milwaukee Avenue and Giddings Street. The interior of at least one of the buildings is being cleared out, as part of the demolition preparations.

“Jefferson Park is one of my favorite neighborhoods in Chicago,” Alpha Chicago developer Wes Khan said, adding that he has many friends in the area.

The project is still in its design phases, but that the current goal is to redevelop the site under its existing B3-2 zoning, which would help speed up the project, Khan said. A zoning change can often take six months or longer due to the public hearing and other input processes.

A total of up to 28 residential units on the upper floors and commercial space on the ground floor could be built under the existing zoning. Any redevelopment also would include plenty of parking, Khan said.

One of Alfa Chicago’s most recent developments is at 4100 W. Belmont Ave., where 32 apartments reportedly are planned. Currently Alpha has its office on the Belmont site, but the company will need to find a new location due to the planned demolition of the existing structure there.
