ZAB approves plan to build new home

The 41st Ward Zoning Advisory Board at its meeting on April 2 unanimously approved a plan to build a single-family home at 7130-32 W. Highland Ave. during a 10-minute meeting.
No concerns about the project were expressed at the meeting.
The board postponed a vote on the project last month so that members would have an opportunity to seek opinions of members of the organizations that they represent. The board also asked that the zoning applicant mail letters to the owners of nearby properties notifying them of the proposal.
Project attorney Paul Kolpak told the board that the letters had been sent and that as requested by a board member, he discussed the project with the manager of PNC Bank, 6401 N. Harlem Ave., which is adjacent to the site home. Kolpak said that his office had not received any objections to the project.
The Highland site consists of two 3,125-square-foot lots, one zoned RS-2 for single-family homes and the other zoned B3-1 for retail use. Plans call for the entire site to be zoned RS-2.
The parcel, which is vacant except for a shed, is across the street from A-Trendz Auto and Truck Accessory Shoppe, 6333 N. Northwest Hwy. North of the site is a split-zoned property at 7133 W. Devon Ave. which the board agreed to have rezoned to RS-2 to allow an addition to a home last fall.
The two-story house on Highland would feature four bedrooms and a basement and would be priced between $550,000 and $600,000. The other houses on the block are one-story.
The board’s next meeting is scheduled for 6:30 p.m. Wednesday, May 7, at the Olympia Park fieldhouse, 6566 N. Avondale Ave., and proposals for two of the ward’s commercial districts, including a restaurant at 5338 W. Devon Ave., may be on the agenda. A preliminary plan for the restaurant was discussed at the March meeting but was not on the April agenda because project officials needed more time to prepare a formal proposal.
The board makes recommendations to Alderman Mary O’Connor on zoning issues.
