215 apartments planned for Harlem-Touhy site in Niles

A 215-unit apartment complex is planned for the northeast corner of Harlem and Touhy avenues, where a Byline Bank and a Wendy’s restaurant were among the site’s former occupants.

The Niles Planning and Zoning Board at its April 6 meeting unanimously voted to recommend the project for approval to the village board, which is expected to consider the proposal at its Tuesday, May 26, meeting. Some revisions reportedly will be made to the proposal based on the planning board’s recommendation.

The planned seven-story building would include commercial space on the ground floor, and there would be 419 parking stalls.

The projected monthly rents would be $1,800 for each of the four studio units, $2,300 to $2,700 for each of the 108 one-bedroom units, $3,100 for each of the 86 two-bedroom units and $3,335 for each of the 17 three-bedroom units, according to the village. The apartments would include balconies.

Called the “Pinnacle Apartments,” the development would cater to single professionals, roommates, couples and families, according to Nea Maya, the real estate company which will be maintaining the complex.

The complex would include an indoor swimming pool, a fitness center, a pet park, roof decks and a coffee lobby lounge, according to Nea Maya.

Also in Niles, 180 apartments were built last year at 6633 N. Milwaukee Ave., and 354 units are planned for the site of the recently demolished White Eagle banquets at 6839 N. Milwaukee Ave.

In addition, in nearby Edison Park, 82 apartments are planned for the former Suerth Funeral Home site at 6754 N. Milwaukee Ave., and 18 condominiums have been proposed for the site of a parking lot at 6681-85 N. Northwest Hwy.
