Two parcels targeted for residential projects

Four-story residential projects have been proposed for the site of a vacant commercial building at 4306-12 N. Kedzie Ave. and a vacant lot at 3324-26 W. Irving Park Road.
An application recently was filed to have the Kedzie site rezoned from M1-1, which is intended for manufacturing uses, to B2-3, which permits ground-floor residential use in a business district. The existing zoning prohibits new residential construction except for shelters and group living facilities with the issuance of a special use permit.
TGC Development Corporation is seeking to build three 50-foot buildings, each with 13 residential units. One interior parking space would be provided for each unit, and access to the parking would be from the alley.
The 21,917-square-foot site is next to a recently constructed four-story building at the northwest corner of the Kedzie and Cullom avenues. The building, at 4300 N. Kedzie Ave., has ground-floor retail space and residential units on the upper floors.
At the Irving Park site, a developer is seeking to build a 47-foot building with eight residential units on a 6,249-square-foot lot. Nine parking spaces would be provided.
The proposal calls for the property to be rezoned from C1-1, which is intended for commercial uses, to B2-3. Without the zoning change, a maximum of two residential units would be allowed, and those units could not be on the ground floor.
The site is between a two-story building and a one-story building, and a five-story condominium complex is located in the same block at 3300 W. Irving Park Road.
